Many owners let their home when they are not using it. There are two routes, each with its own rules.
Holiday letting
- You need a tourist licence from the region and, since 2025, a national registration number as well.
- In some areas, such as parts of Mallorca, Ibiza and Barcelona, hardly any new licences are issued.
- Higher income per week, but more work: guests, cleaning, keys and registering guests with the police.
- You can keep using the home yourself.
Long-term letting
- A tenancy under Spanish tenancy law (LAU). With a private landlord the tenant may extend up to five years.
- The legal deposit is one month's rent and is lodged with the region.
- Stable income and less management, but you cannot use the home yourself.
Tax
As a non-resident you pay Spanish tax on rental income. For EU residents this is 19% on net income (costs are deductible), via form 210.
