Purchase costs in Spain are usually 10 to 13% of the price. Which tax you pay depends on the type of property and the region.
Resale home: transfer tax (ITP)
The rate depends on the autonomous community, for example:
- Andalusia: 7%
- Region of Murcia: 7.75%
- Valencian Community: 9% up to €1 million, 11% above
- Catalonia: 10–11%
- Balearic Islands: rising from 8% to 13%
- Canary Islands: 6.5%
New build: VAT and stamp duty
New builds carry 10% VAT (7% IGIC in the Canary Islands) plus stamp duty (AJD) of roughly 0.75–2%.
Other costs
- Notary and land registry: together usually €1,000–2,500.
- Lawyer: often around 1% of the price plus VAT.
- NIE, bank account and, if needed, sworn translations.

Property tax (IBI), community fees, rubbish tax, insurance and non-resident income tax (form 210).
