Sunbound Spain

After the purchase

We don't leave you behind

Handing over the keys is not the end for us. Want to rent out your home and earn from it? We take care of letting and management, from the licence to the monthly payout.

Our promise

From search to rental income — one point of contact

We don't just sell homes. We help you find the right one, guide the purchase and then make sure your home works for you: let, well maintained and worry-free.

Letting from abroad is hard: Spanish rules, licences, tenants, contracts, payments and maintenance at a distance. That is why we take it all off your hands, with the same partners and the same care as your purchase.

Two ways to let

Holiday letting or long-term letting — we advise what suits you

Holiday letting

Higher returns, flexible own use

Ideal if you also want to use the home yourself. Requires a tourist licence.

  • Application and renewal of the tourist licence and national registration number
  • Listings on Airbnb, Booking.com and through our own network
  • Seasonal pricing and calendar, synced across all channels
  • Guest communication, check-in and check-out
  • Mandatory guest registration with the police
  • Cleaning, linen and inspections between stays
  • Tourist tax collection where it applies
  • Security deposits and damage handling

Long-term letting

Stable, predictable income

A tenant for a year or longer. No tourist licence needed.

  • Tenant search and screening (identity, income, references)
  • Tenancy agreement under the Spanish Tenancy Act (LAU), with translation
  • Lodging the deposit with the regional authority where required
  • Monthly rent collection and arrears follow-up
  • Monitoring of term, renewal and annual rent review
  • Inventory and photos at move-in and move-out
  • Transfer of electricity, water and internet

Frequently asked questions

Can I still use the home myself?

Yes. With holiday letting you simply block the weeks you want to use; we keep the calendar in sync across all channels.

Do I need a licence?

Holiday letting requires a tourist licence and, since 2025, a national registration number. Long-term letting does not. We check upfront whether your home qualifies and handle the application.

What does management cost?

A small, fixed monthly fee agreed upfront. Third-party costs such as cleaning or repairs are passed on transparently; above an agreed amount we ask for your approval first.

How is rental income taxed?

As a non-resident you declare rental income in Spain (Modelo 210). We provide all the figures and coordinate with a Spanish tax advisor.

I didn't buy through you. Can you still manage my home?

Certainly. We first review the home and its paperwork, then make you a proposal.
