Buying a home in Spain is very doable once you know the order of things. These are the steps we take with every buyer.
1. Budget and financing
On top of the price, allow 10 to 13% purchase costs (taxes, notary, land registry and lawyer). Use our cost calculator for your region. Spanish banks usually lend non-residents 60–70% of the price.
2. NIE number and a Spanish bank account
You cannot buy without an NIE (the tax number for foreigners). With it you also open a Spanish bank account to pay taxes and running costs. See our NIE guide.
3. An independent lawyer
Your lawyer checks the nota simple (ownership and charges), licences and any debts with the town hall and the community of owners.
4. Reservation and private contract
- Reservation: a small amount takes the home off the market.
- Contrato de arras: usually a 10% deposit. If you withdraw, you lose it; if the seller withdraws, they pay you back double.
5. Notary and keys
At the notary you sign the deed (escritura), pay the balance and receive the keys. Afterwards the taxes are paid and the property is registered.
